How does purchasing a property from your site work?
For your selected property, you simply click the “Buy Now” for either cash or finance purchase.
For cash purchase you make the full payment or deposit, plus doc fee with credit card or e-check. You’ll then be contacted for information to record the property deed.
For finance purchase you make the down payment plus doc fee with credit card or e-check. You will then be sent an email link (via SignNow, online document signing) to complete borrower information and then review and e-signing of loan documents.
Are you a real estate agent?
No I am not an agent, I am a private investor, which means there are not any of the commission fees or potential conflicts of interest.
Why are your properties priced so cheap?
I work hard to locate and aquire property at below market value in order to pass along the savings to my buyers. It also is a way to keep the inventory moving , which means that they typically are not available too long and purchased quickly.
Are their any hidden fees when buying land from you?
There are no hidden fees. There is a clearly stated documentation and processing fee that is non-refundable. If the land is owner-financed, there will be a $15 loan servicing fee added to the monthly payment.
Am I able to build or improve the property while making payments?
Typically you will need to fully pay off the property before making improvements. In some cases, with written permission, you may make some improvements. all alterations must be done in accordance with local zoning and laws. Of course, you are able to begin enjoying the property, by visiting, camping (as allowed by county), etc.
How are property taxes handled?
An estimated monthly property tax amount will be added to your monthly payment. During the term of your loan, I will still receive and pay the property tax bills. you may receive an invoice if the estimated amount is less than amount due.
