Description

Perfect spot to create your dream lifestyle with off-grid living. If you’re looking to own a reasonably sized and priced, nice parcel of land with plenty of privacy to make a home, ranch, or farm, this is your answer. The previous owner lived on and used this 40-acre parcel as a working ranch and organic seed farm.  If you are looking to farm, working with the USDA you may be able to qualify for government loan programs and assistance. You can choose to pick up from there or make it your own, lots of possibilities.

The property has a 16 x 16 structure that was drywalled and electric plumbed. The East side of the parcel borders an arroyo, where a dam can be built to store water or get a well permit and continue with the previous plans for drilling a well. You also have the option of electric service as there are power poles running along the Southern property line. The parcel is easy to access with County Road – Bear Springs Trail Rd. running to the lot and just 8 miles from paved highway 350. Only approx. 48 miles South to Trinidad or North to La Junta. Trinidad, the county seat, has increasingly become more popular year after year with so much to do and see  from hiking (for example Fishers Peak State Park open in 2020 – one of the newest in Colorado 2020), biking, camping, ATV/OHV and more.

Lathrop State Park

Colorado’s first state park, Lathrop State Park, is 1,460 acres of recreational enjoyment nestled in the shadow of the Spanish Peaks in Southern Colorado.

The park’s two lakes offer a variety of boating and angling opportunities for all types of water recreation. Martin Lake offers water skiing, power and sail boating. Because Martin is a warm-water lake, it makes it great for swimmers. Horseshoe Lake is a peaceful haven for canoeists, kayakers, sailors and other boaters at wakeless speeds. Catfish, bass, walleye, trout and blue gill thrive in both lakes. Horseshoe Lake is known for its large tiger muskies.

The A.R. Mitchell Museum is located on Main Street in Trinidad in the very heart of town. The building was completed in 1906 and was the original home of the Jamieson Dry Goods Co. which then became the Jamieson Department Store and in 1981 it became A.R. Mitchell Museum.

The original fixtures remain showcasing a unique horseshoe shaped mezzanine, pressed tin ceiling and wood floors. Trinidad is situated on the banks of the Purgatoire River and still has many original buildings and brick paved roads. Beautiful weather with more than 300 sunny days a year and a population of around 9,000 people makes this small town easy to live in and fun to visit.
